Het wooncomplex knapt nu zichtbaar op. Dit is het resultaat van enkele jaren ‘buffelen’ door het VvE-bestuur, met hulp van Inzicht VvE Beheer. In zo’n 5-6 jaar tijd is het tij gekeerd van ‘steeds geld tekort, slecht debiteurbeheer en adhoc onderhoud’ naar structuur in de VvE-huishouding en planmatig onderhoud. “Inmiddels is een potje gespaard en kunnen we nu gelukkig, met dit project, echt verbetering laten zien aan de bewoners. Ik krijg van hen goede reacties over het resultaat, men is blij!”

“Net als in de 1e fase stond ook nu houtrotsanering, het vervangen van glas, schilderwerk en gevelrenovatie (herstel en reiniging van het metselwerk en vervanging van de voegen) op het programma,” vertelt Iwan Pankow. Hij vervolgt: “Overigens ging hier de nodige voorbereiding aan vooraf. Wij zijn aan de slag gegaan op basis van een onafhankelijk verftechnisch advies en uitgebreide inventarisaties. Zoals houtrotinspectie op woningniveau en het aanschrijven van de bewoners over deelname aan dubbele beglazing.” Jeroen van der Gaag belicht zijn deel van de voorbereiding: “In een eerder stadium hebben wij proefstukken op het metselwerk gezet. Ook zijn we goed nagegaan waar er lekkages voorkwamen. En hebben we, om goed in de stijl van het gebouw te blijven, stad en land afgezocht naar gelijke lekdorpels en vensterbanktegeltjes. Met succes gelukkig, het oog wil ook wat.”

De voorzitter van de VvE legt uit dat de werkzaamheden in vier fases zijn verdeeld om het voor de VvE betaalbaar te houden. Voor de 2e fase is er bewust weer gekozen voor de combinatie Schults en Beercoo. “Zij laten niets aan het toeval over, geven vooraf gedetailleerde informatie over hun plan van aanpak en communiceren duidelijk met de winkeliers en bewoners. Zelfs in het Engels. Bovendien kennen zij elkaar goed. Daardoor is er optimale afstemming, onderling, maar ook met derden. Als VvE hebben we dat als zeer prettig ervaren. Eén van die dingen was dat monteurs voor de bekabeling van de CAI gebruik konden maken van hun steigers. Maar het belangrijkste is dat zij ons gedurende het project goed op de hoogte houden, goed met elkaar samenwerken en binnen de planning blijven. Het resultaat mag er zijn!“
